The Renting Process

Since opening our doors in 2006 Davis & Gibbs have helped literally thousands of tenants find their new home to rent. Moving home isn’t an easy task but being prepared can help to make the process smoother, saving you time and unnecessary stress.

Agents in England are not required to be registered, so you should always look for agents who are members of professional trade bodies to ensure you get the best service.


With most properties now being listed online, it’s easy to find property that meets your needs. However, with such a large selection to choose from, it’s worth taking the time to ask yourself exactly what you’re looking for before you seriously start looking; This will help you to firm up your requirements and narrow the options more efficiently.
There are three key criteria you’ll need to think about before embarking on your property search:

  • PRICE – how much can you afford to spend per month/week?
  • LOCATION – where do you want to live?
  • SIZE – how many bedrooms do you want? Do any of them need to be doubles?

It is worth noting that the monthly rent is normally calculated by taking the weekly rent and multiplying it by 52 (the number of weeks in a year) and then dividing by 12 (the number of months in a year). For example, if the rent is £300 per week then the monthly rent would be £1,300.

There are no additional costs at the beginning of the tenancy. Other than the 4 weeks rent and 5 weeks deposits. Any fees and charges re your tenancy will only be charged in line with the Tenant Fee Act 2019.


Once you have found a property then your Lettings agent will help guide you through the process of references and putting down a holding deposit. The process of moving in and references will be explained and once complete you will be asked to sign the contract and can move into your new home.
